Ask About One Property Experience
A broad satisfaction score cannot show whether a problem involves the dwelling, a repair, a message or a shared area. Ask residents to think about their current property and a recent, defined period so the answers point to work the housing team can review.
Use Resident Feedback Responsibly
Housing conditions can matter far beyond convenience. Marquez and colleagues open their abstract with the statement, “Housing is a key health determinant.” Their mixed-methods study examined habitability concerns reported to a landlord-tenant hotline in Southern Nevada. Read the housing study . The study supports asking about concrete housing conditions, but it does not validate this questionnaire or prove that a satisfaction rating establishes legal compliance, safety or health.

Adapt the Survey to the Property
Replace “this property” with the community name only when that will not compromise anonymity. Match the maintenance question to the period your team can act on, and retain a “no request” option. If there are no shared areas, remove that question. Do not ask residents to put apartment numbers, legal allegations or medical details into an open comment box.

Offer the same seven-question form on paper for residents who prefer it or have limited online access. Add the property name, reference period, return location and review contact before printing. Paper answers require secure handling and separate review; they are not automatically added to online responses.

Turn Resident Answers Into a Worklist
Separate results by question before reading the overall score. Compare maintenance ratings only among residents who made a request, and do not treat “no request” as satisfaction. Review the first-priority choices alongside the specific comments, then assign owners and response dates. A cluster of urgent safety or habitability comments needs the organization’s proper reporting and escalation process, not just a survey dashboard.
Frequently asked questions
Can this survey replace a repair request?
No. State clearly where residents should report urgent repairs, hazards or issues that require a direct response. The survey is for pattern-finding and service planning.
Should responses be anonymous?
Anonymity can encourage candid feedback, but it prevents case follow-up. Explain whether responses are anonymous, confidential or identifiable before residents begin, and avoid collecting identifiers you do not need.
How often should property teams send it?
Use a schedule tied to an actual review cycle, such as after a service period or at a recurring resident check-in. Avoid sending it more often than the team can communicate findings and act.
