Use the client’s actual engagement rather than asking about the whole agency. Retain options for experiences that did not occur. To evaluate seller service, create a separate version about listing communication and seller guidance; buyer and seller responsibilities should not be mixed in the same ratings. Group open-ended data into communication, understanding and follow-through themes. Do not infer negotiation skill, legal compliance or sale-price performance from these answers.

Vicky L. Seiler’s 2004 doctoral thesis examined homebuyers’ assessments of real estate brokerage service. Its abstract highlights “reliability, responsiveness and empathy”. This brokerage service thesis informs the separate questions about follow-through, response timing and understanding the buyer. The thesis does not validate these original questions or establish how a particular agent affected a transaction.

Yes, if they worked with the agent during the defined engagement. Their service experience is relevant even when a purchase did not happen.
